What Our Maintenance Program Includes

* Note: Any large roofing repairs that emerge during the inspections are not included in the roofing maintenance program price. They will be charged separately. The program only includes small repairs such as placing sealant and tightening or replacing loose fasteners, joint covers, pipe boot flanges, or other small parts.

1. Interior of building:

  1. The starting point of a roof inspection should actually be the interior of a building. The interior walls and ceilings will be examined for any signs of water staining which would indicate a problem above on the roof.

2. Visual Inspection of roof:

  1. Cap Flashings
  2. Edge Metal
  3. Base Flashing
  4. Field of the roof
  5. Ballast
  6. Roof Adhesives; and surface coatings, if present

3. Cap flashings inspected for:

  1. Loose areas of attachment or loose or missing fasteners
  2. Deformed metal that could collect water and funnel it through an end joint
  3. Loose or displaced sections of metal
  4. Corrosion
  5. Missing or loose joint covers
  6. Sealants showing signs of cracking, weather and/or aging

4. Visual Inspection of roof:

  1. Loose areas of attachment or loose or missing fasteners
  2. Loose or missing stripped-in flashing
  3. Splits in the stripping at metal flashing joints
  4. Corroded metal
  5. Missing or displaced metal sections or joint covers
  6. Open joints and sealants displaying signs of cracking or weathering or aging

5. Base Flashings inspected for:

  1. A secure and sealed top termination
  2. Continuous adhesion of base flashing to substrate, with no loose membrane or extensive bridging
  3. A covered top seal of the membrane base flashing
  4. Closed seams at the bottom of the base flashing at its attachment to the field membrane
  5. Sealed seams at vertical laps
  6. Sealants in good condition, without signs of cracking, weathering, or aging
  7. Base flashing material without signs of deterioration or building movements

6. Penetrations inspection:

  1. The drain clamping ring and drain strainer to ensure proper securement for a watertight seal at the membrane-to-drain interface
  2. Thorough adhesion of sealant inside pitch pockets and membrane adhesion around the outside of pitch pockets
  3. Pitch pockets containing adequate fill material to prevent water from collecting
  4. Pipe boot flanges sealed tightly to the room membrane

7. Inspection on the field of the roof:

  1. No fasteners protrude against the membrane, causing a “tenting” effect; or that there are no visibly loose fastening points
  2. The membrane contains no worn spots, deteriorated areas, or holes in the membrane
  3. Insulation panels are in their original positions; no buckling or warping
  4. There are no changes in insulation or substrate firmness when the roof is walked on
  5. Adequate drainage is present
  6. Around the roof top equipment, no areas have been degraded by equipment leaks or spills

8. Roof Membranes with coating:

  1. If the roof membrane has a coating on it, it will be examined.
  2. Coatings will generally require reapplication(s) during the life of the roof system;
  3. Recoating work is NOT INCLUDED in maintenance price!
  4. frequency depends on many factors, such as the local environment, ponding water,roof slope, and the type and quality of the original coating.

9. Roof Clean-up:

  1. Pick-up debris like paper, bottles, broken glass, tree limbs and vegetation and dispose of it properly.
  2. Remove obstructions, such as leaves or dirt from roof drains and/or scuppers, ensuring that they flow freely.

***Note: And in keeping with typical warranty requirements, the manufacturer of a warranted roof system should be notified promptly about the need for repair(s) and the procedures to be followed. Typically manufacture warranties require written notification to the warranty department within thirty (30) days of discovery of any leak. All procedures should be documented in order to create an informative history of a roof system's performance.

Pictures will be provided for the client of any maintenance repairs that need to be made and before and after shots after they have been made.
